Access Statement for
Badminton Villa Guest House - Bath
Our home is set in quiet city street and offers five guest rooms. The house is late Victorian and is over one hundred years old and whilst we aim to meet the needs of all our guests there are some period features which might make access difficult for people with limited mobility. We are located on a hill and have rooms at different levels; there are therefore steps into the house and between rooms. Ceilings are lower in two rooms and some doors are narrow.
Rooms are of varying sizes and most are not suitable for wheelchair users.
We are located in a quiet city street just off the A367, which is one of the main roads into the city from the south, and we are 5 minutes by taxi from Bath Spa railway station. Our location is ideally suited for those traveling with or without a car.
The nearest shops are 400 yards away up a hill where there is a small supermarket, newsagents, chemists, a pub and a small restaurant.
The nearest bus stop is 200 yards away and buses run every few minutes into the city
The city centre is 5 minutes away by taxi or a 15 minute walk downhill.
We have a pet dog and regret therefore that we are unable to accommodate dogs other than hearing or seeing dogs accompanying their owners.
Our Website www.badmintonvilla.co.uk provides pictures of our accommodation and further information about the services we provide.

The sun-room has several Lloyd Loom chairs and a wing backed chair. Straight back chairs can be moved into there from the dining room but space is limited. The room has a TV and a radio, is carpeted and centrally heated. Patio doors lead out, down two steps, onto the garden patio.

We have no guest laundry facilities but there is a Launderette 400 yards away. This is open from 10.00am until 7.00pm.
We have a large terraced garden overlooking the city with sloping lawns and no concrete or hard paths. There is a large level wooded decked area that has garden tables and chairs and this is accessed down four 4-inch steps from the garden patio.
Bedrooms & Sleeping Areas
Our three bedrooms on the first floor and two bedrooms on the second floor are carpeted throughout. There are en-suite facilities in all rooms consisting of a shower or bath, a WC and a washbasin. The two rooms on the second floor have bathtubs and no showers due to limited headroom. A walk in shower room is provided for these guests on the landing below.
Tea and coffee facilities are provided. We also provide a hair dryer in each room.
Our beds are normally made with duvets, feather during winter and synthetic during summer. Pillows are a mixture of synthetic and feather but both synthetic duvets and pillows are available at all times on request.
We are happy to provide sheets and blankets if preferred but please make arrangements when booking.
There is a wardrobe or cloaks area in each bedroom together with a chest of drawers and a dressing table. Our bedrooms are generally not large enough to accommodate additional seating.
There are fire extinguishers located throughout the property, their location is detailed on a plan in the entrance hall. There is a bell linked to the fire alarm system activated by smoke detectors and call buttons – please tell us if you have a hearing impairment and might not hear this.
The building can be evacuated via the front door or the rear door in the sun-room. An additional exit is available through the kitchen.
Smoking is not allowed anywhere in the house but is permitted in the garden.
